What causes water damage in Prosper's newer neighborhoods?
The neighborhoods named in our research, Windsong Ranch, Star Trail, Doe Creek, Lakes of Prosper, Parkside and Tanner's Mill, are newer construction, and a few patterns apply to houses of that age. Plastic PEX supply lines, water heaters in garages and attics, and washer and dishwasher connections are the usual failure points. Two-storey houses carry an upstairs leak through the drywall ceiling below, and a one-storey house spreads it across a slab floor.
Windsong Ranch is known for a crystalline lagoon, an amenity that brings its own plumbing and irrigation. We cannot say how any particular builder or community plumbed its houses, and we found nothing sourced on leaks tied to the lagoon, so we keep to the general pattern. If a sprinkler line breaks beside a slab edge, water wets baseboards and cabinet bases first, and drying is tracked with readings until they reach goal.

Who issues plumbing and water-heater permits in Prosper?
The Town of Prosper has its own Building Inspections division, so permits for Prosper addresses go there, not to Celina. Some cities require permits for water-heater and plumbing work, which is a reason to ask the town before a plumber replaces a tank or reroutes a line. Prosper ISD serves parts of six municipalities, including Prosper, Celina, Frisco, McKinney and Aubrey. How do hail and spring storms affect Prosper homes?
March through June is the hail window in Collin County, based on local storm reports. A March 24, 2019 hail storm hit McKinney and the county, which gives a sense of how close the exposure is. Hail can damage shingles without an obvious hole, and rain that follows can reach the attic insulation, run along a rafter and show up as a ceiling stain days later.

What does insurance usually cover after a Prosper leak?
